This ultra-modern home in New York’s coveted playground of the rich and famous, ‘The Hamptons’, sits mere feet from the Atlantic Ocean and encompasses more than 26,000 square feet of living, entertaining, and playing space.  Envisioned by Bohn Architecture and Design of New York, the extensive list of amenities includes 9 bedrooms, 12 bathrooms, a THX certified home theater, guest suites, many indoor and outdoor entertaining spaces, a see-through infinity edge swimming pool, and a cantilevered bridge to the beach.

 

A fully equipped gym resides on the lower level and is complete with massage room, sauna, and steam bath.  Natural light floods the area through the glass bottomed spa above, offering a unique view of the sky through water. Far above, a rooftop lounge and multiple terraces offer unobstructed views of both sunrise and sunset.

 

When the sun goes down, the Lutron Homeworks QS system controls hundreds of Lutron Hi-Lume drivers and integrates with many of the home’s unique features, including a 25-foot-tall power operated glass door that blurs the line between the indoor and outdoor spaces.

 

Automated Ideas and Solutions worked closely with the client, a renowned real estate developer himself, who was keen to harness the power of the QS system.  Many hours were spent personalizing scene and timed event programming to perfectly fit their lifestyle and daily activities.  The button configurations of the home’s 89 Midnight Black Signature series keypads were tailored to each particular location’s needs, keeping things simple to operate while offering more granular control where necessary. 

 

Building close to the ocean in this area brings its’ own challenges as well.  Due to the possibility of flooding during the northeast’s hurricane season, the Lutron dimming panels were raised high above the floor, accessible by platforms and stairs.  A total of 17 PNL-5 and 2 PNL-8 housed the dimming and switching modules, with over 100 3-wire interface modules and dozens of low wattage synthetic load modules allowing for perfect 1% dimming on every luminaire down to the smallest LED nightlights. 

 

Integration with the home’s Savant Systems AV controls allows the carefully crafted Lutron lighting scenes to also include music, shading, climate, pool, and even fireplace controls, creating the perfect environment for quietly relaxing, entertaining for hundreds, and everything in between.
